Services

Walls, ceilings, woodwork. Nothing vague.

Four sample services make up every Roomwell estimate. Here is what each one covers, what it leaves out, and exactly how it is priced.

Walls

The main event. Sound walls are lightly sanded where needed, then rolled in two finish coats of one colour, with edges cut in by brush.

£12.00per m² of net wall, sample rate, two coats included

Measured as 2 × (length + width) × ceiling height, less 2 m² for each door and 1.5 m² for each window. Floor area is never used for walls.

Included

  • Floors and furniture covered with dust sheets
  • Light sanding of sound surfaces
  • Two finish coats in one colour, with cut-in edges
  • Tidying at the end of each day

Not included

  • Stripping or hanging wallpaper
  • Damp treatment, re-plastering or large repairs
  • A second colour or a feature wall, which would be agreed at the visit

Ceilings

An optional extra for flat, sound ceilings: two coats of matt white, with a clean line where ceiling meets wall.

£10.00per m² of ceiling, measured as length × width

A flat ceiling is the same size as the floor beneath it, so this is the only place the room's floor area is used.

Included

  • Two coats of matt white
  • Cut-in edges along the wall line

Not included

  • Textured or patterned ceilings
  • Cracked or water-stained ceilings, which need a visit
  • Ceilings over 3 m, which need access equipment

Skirting and woodwork

A flat sample allowance per room for the woodwork most rooms need after the walls are done.

£75per room, flat sample allowance

It covers the skirting boards around the room and the frames of up to two doorways, lightly sanded and finished in two coats.

Included

  • Skirting boards around the whole room
  • Frames (architraves) of up to two doorways
  • Light sanding and two coats

Not included

  • Door faces, window frames and radiators
  • Stripping, filling or repairing damaged woodwork
  • Staircases and banisters

Preparation

For walls with small knocks and marks. Choose minor filling in the estimate and it adds a set share to the walls line, and to nothing else.

+20%of the walls line, never of ceilings or woodwork

Anything more than minor filling is a different job, so the estimate asks for a site visit rather than guessing.

Included

  • Filling small cracks, nail and screw holes and dents
  • Sanding filled areas flush before painting

Needs a visit

  • Large cracks, loose plaster or damp
  • Flaking paint or old textured coatings
  • Wallpaper to strip or new plaster

Scope05

Inside rooms, and only those.

This first version prices interior rooms. Everything below is outside the sample model, so the estimate either asks for a visit or says plainly that it is not offered.

  • Stairwells and landings: site visit
  • Rooms that are not a simple rectangle: site visit
  • Ceilings over 3 m: site visit
  • Walls needing assessment: site visit
  • Exterior painting: not offered
  • Commercial premises: not offered

Questions06

Before you estimate.

Does a second coat cost extra?

No. The sample wall rate already includes two finish coats, and it is applied once to the net wall area. Coats are never multiplied in a second time.

Why are doors and windows taken off as fixed amounts?

Each door deducts 2 m² and each window 1.5 m². They are approximations for typical openings, not measurements, which is one reason the real quote follows a visit.

Can I choose colours later?

Yes. Colour choices are agreed at the site visit and do not change this sample price.

Are these real services I can book?

No. Roomwell Decorating is a fictional business made for a website demonstration. You can explore the estimate and send fixed test details to a private demo inbox, and nothing is booked or charged.
